Wooden terrace, pergola, solar panels: options vary by AIIA Maison model; here is what is included and what is not.
An AIIA modular home from the Maison Collection is delivered turnkey: fitted kitchen, fitted bathroom, water heater and structure are included as standard, as explained in our article on what turnkey delivery really covers. The question that often remains without a clear answer is a different one: beyond this base, which customisation options really exist, and on which models? Rather than generalise an answer for the whole range, this article goes through, model by model, the options actually documented for the Maison Collection, based on AIIA product data.
Understanding the subject
Across all eight models in the Maison Collection, Line, Level, Court, Block, Vista, Scope, Form and Axis, the habitable base is the same in principle: galvanised steel structure, high-performance insulation, treated wood cladding, aluminium joinery, double glazing, fitted kitchen, fitted bathroom and water heater. None of these elements is sold as an option: they determine whether the home is habitable, as detailed in the section "What does 'turnkey' really mean?" of our guide to the turnkey modular home. What really varies from one model to another are the additional structural elements and the customisation options detailed below.
Some elements are already built into certain models, without being offered as paid options. A technical floor is documented as included on Level, Court, Block, Scope, Form and Axis. A terrace is also integrated depending on the model: panoramic on Level and Court, integrated in wood on Scope. Block, for its part, includes a waterproofed flat roof. These elements are not documented for Line and Vista, which does not mean they can be said to lack them: each model's product page remains the reference to check before a specific project.
Going further
Heating and air conditioning follow the same model-by-model logic of verification. Within the Maison Collection, only Line and Vista document a heating and air-conditioning system included as standard. For Level, Court, Block, Scope, Form and Axis, this information is not publicly documented to date, which does not mean it is absent: it is better to confirm it directly via the configurator or a quote request rather than assume a default answer.
As for customisation options proper, Line offers seven documented options: wooden terrace, pergola, exterior blind, furniture pack, appliance pack, solar panels and water recovery system. Level and Court share the same list of six options, exterior blind, furniture pack, appliance pack, solar panels, water recovery system and pergola, with no wooden terrace option since their panoramic terrace is already integrated. Block offers the same six options as Level and Court: exterior blind, furniture pack, appliance pack, solar panels, water recovery system and pergola.
Vista offers six options: wooden terrace, exterior blind, furniture pack, appliance pack, solar panels and water recovery system. Scope documents five: exterior blind, furniture pack, appliance pack, solar panels and pergola, with no wooden terrace option since one is already integrated into the model, and no documented water recovery system. Form and Axis share the widest list, seven options each: exterior blind, furniture pack, appliance pack, solar panels, water recovery system, pergola and wooden terrace.
Practical advice
Beyond the model-by-model differences, two options recur across the whole Maison Collection: the furniture pack and the appliance pack, available on all eight models. Solar panels follow the same logic, documented as an option on each of the eight models. The water recovery system, on the other hand, is not offered on Scope, making it the only documented exception in the Maison Collection on this specific point.
Before settling on a choice of options, the most reliable approach is to start from the model that already matches your use, floor area and budget, then check its actual options rather than assume they are identical to those of another model in the range. The AIIA configurator lets you put together a project model by model, options included, and obtain a quote within 48 working hours. The choice of land and its utility connections, for its part, remains a project separate from the home itself.
